To lease your property, Hearthstone lists each property through the Houston Area Realtor Multi-Listing Service, which reaches thousands of prospective renters. We also use social media and yard signage to market the property. All phone calls are directed to our office, appointments are made and the house is shown by our staff.
After the tenant is screened for rental history, criminal background and financial ability, a lease is drawn up and executed. Once the tenant has moved in, on time payments are monitored by our staff. Letters are sent for rent that is late. Late fees are assessed and collected or tenants are evicted for non-payment.
Our responsibility is to effectively manage your real estate asset for maximum financial return.
What is the charge for managing a rent house?
Hearthstone charges 10% of monthly rent as it’s management fee.
What is the charge for listing and leasing the property?
We charge 1 month’s rent for listing and leasing. We offer ½ month’s rent to other realtors who may show it.
Do you provide any information for my tax return?
Yes. We provide year end reports that show revenue and expenses.
Can I cancel my agreement with you if I want to?
Yes. You can cancel with 30 days notice.
Can I lease my property myself and just have you manage it?
Yes.
Do you have a way to respond to after hours emergency calls?
Yes. We have a 24 hour answering service that forwards calls to our maintenance staff.
